Your foreclosed property may have sold for more than you owed. The leftover money belongs to you.
Ohio Surplus Solutions LLC helps former property owners find and recover that surplus money, and handles the claim from start to finish.
- No upfront cost
- Nothing out of pocket
- Paid only if your money is recovered
What is surplus money?
Sometimes a foreclosure sale brings in more than the property owner owed. That difference is called a surplus, or overage.
When a property is sold at foreclosure auction, the sale price first goes toward the mortgage debt, back taxes, and court costs. If the property sells for more than all of that combined, the money left over belongs to the former owner.
Here is the part most people never hear: that money is not mailed to you automatically. It has to be claimed through the court process, with the right paperwork filed in the case. If nobody files a claim, the money simply sits unclaimed.
That is the work we do: we find the surplus, contact the owner, and handle the claim.
How it works
Three steps. You don't chase paperwork, and you don't pay anything along the way.
-
We find the money
We review public foreclosure sale records to spot sales that left a surplus, then we contact the former owner, usually by letter or email. That's likely how you found this page.
-
We handle the paperwork
We work with an attorney to prepare and file the claim in the case. You sign the agreement, and we take care of the filings, the follow-up, and the expenses.
-
You get paid
Once the court releases the money, you receive your share. Our fee comes out of the recovery: only after the money is actually recovered, and exactly as agreed in writing.
What it costs you
Nothing up front. Nothing out of pocket. Ever.
- $0 to get started: no upfront fees, no retainer, nothing to sign up.
- We cover the expenses: attorney, court, and notary costs are on us, not you.
- Fee agreed in writing: before anything is filed, you see the fee in a written agreement. No surprises.
- Only paid on results: our fee is paid only if your money is actually recovered. No recovery, no fee.
Received a letter from us?
It's understandable to be cautious. A letter about money you didn't know existed sounds too good to be true. Check us out first. That's exactly why this page exists.
Why you got the letter
We found your name and property in public foreclosure sale records. The sale is a matter of public record, and the records showed money left over after the debt, taxes, and costs were paid.
Verify it yourself
You don't have to take our word for anything. The foreclosure case and the sale are public court records. You can look up the case for your property and confirm the sale and the leftover money yourself.
No pressure, no obligation
Calling us doesn't commit you to anything. We'll explain what we found, answer your questions, and you decide. You're also free to talk to your own attorney first, and we'd expect nothing less.
